Project Description – Shim Orthodontics
This 1,450 usable square foot orthodontic office is located on McGraw Street in the heart of downtown Seattle, Washington. As construction costs have nearly doubled over the last three years, many dental and medical practitioners are leasing smaller spaces and relying on experienced design teams like Green Curve Studio to maximize patient treatment capacity without sacrificing comfort, flow, or long-term growth.
Despite its compact footprint, this orthodontic office features four treatment chairs in an open bay, plus two New Patient Exam Rooms that also function as private treatment rooms, providing a total of five treatment chairs. The office is located in a mixed-use complex with nearby coffee shops and cafés, allowing parents and family members convenient options outside the office and helping reduce pressure on the reception area.
The second-floor location provides beautiful waterfront views from the treatment bay. Our team developed a biophilic design theme inspired by the natural surroundings, creating a calming, organic environment for patients, families, and staff.
With such a significant investment in construction, our goal was to help Dr. Shim avoid outgrowing the space within just a few years. By thoughtfully planning for six treatment chairs within 1,450 square feet, the design extends the life of the practice by an estimated 10 to 15 years, helping protect the doctor’s investment and reduce the likelihood of relocating before the practice loan is paid down.
As part of our process, Green Curve Studio obtains multiple construction bids from experienced dental office contractors on behalf of our clients. In today’s construction market, we work hard to help secure fair market value for the dental and medical offices we design. For this project there was a $100,000 bid spread, while we do not always recommend selecting the lowest bid, our clients appreciate receiving detailed, line-item pricing so they can clearly understand where their investment is going.
