This 2,800-square-foot orthodontic office in Airmont, New York was designed with nine private treatment bays and a bold angular interior architecture. Built at approximately $215 per square foot, the space reflects our client’s vision for a high-tech, dynamic environment that reinforces their brand identity. Every detail — from ceiling geometry to material selections — was chosen to communicate precision, innovation, and professionalism.
Why Multiple Contractor Bids Protect Your Vision and Budget
Before the bidding process began, our client strongly favored a contractor they had worked with on small remodeling projects, believing his pricing would be more competitive. We advised obtaining at least one additional bid — a step that costs nothing but can save substantial money.
When the bids were returned, the preferred contractor’s price came in at $272 per square foot — a difference of $166,500 over another, more experienced bidder. In response to the client’s disappointment, the preferred contractor dropped his price by $85,000 overnight, still leaving an $85,000 gap.
Had the project proceeded with the preferred contractor’s original bid, many of the brand-defining design features would have been eliminated to fit the budget. By pursuing competitive bids, our client retained every detail that made this space distinctive, ensuring the design intent and investment value were fully realized.
