In 2020, Green Curve Studio transformed a dated two-story bank building in Devon, PA into a vibrant, dual-purpose space for Kadan Orthodontics and Bright Smile Kids Dentistry. The 3,200-square-foot structure had been expanded three times, resulting in split levels, limited parking, and structural quirks that complicated ADA compliance and layout planning. We designed the first floor as a fully functional orthodontic office while incorporating rooms that could serve pediatric dental patients until a second-phase build-out adds a dedicated pediatric suite and elevator access. To appeal to Devon’s upscale clientele, we introduced angular geometry, wood trellises, and contrasting materials to achieve a modern, club-like interior.
Despite a challenging contractor bid that came in nearly double the original budget, our team successfully negotiated pricing down to a fair $225 per square foot through a detailed line-item review and comparison with similar projects in the Main Line and greater Philadelphia area. This project showcases our expertise in orthodontic office design, adaptive reuse, and budget-conscious construction management, delivering high-end results even in complex, irregular spaces.

Lessons Learned
- Irregular Buildings Demand Flexible Thinking
Split levels, awkward expansions, and outdated circulation paths required creative layout solutions—including ramping, visual balancing, and zone-based planning—to ensure ADA compliance and functional flow. - Contractor Bids Are Just the Starting Point
A $400/sf contractor bid nearly derailed the project. By reviewing every line item against past projects and regional cost data, we brought pricing back to reality. Transparency and comparative analysis are key tools in construction cost control. - Don’t Let Parking or Elevators Limit Design Potential
With limited parking and no elevator initially in place, the first-floor layout was designed to handle dual functions with minimal friction. Strategic scheduling, shared access zones, and smart circulation planning ensured success without waiting for full build-out. - Budget Management Is Part of the Design Process
